Brad Dulas holds a Certified General Appraiser license and a MAI membership designation with the Appraisal Institute.
Prior to joining the firm, Brad specialized in complex real estate valuation assignments, typically involving highest and best use and financial feasibility analyses, litigation or the threat of litigation, the valuation of land and development assets, and valuation management of open-end and closed-end real estate funds. His clients included attorneys, corporations, developers, governmental entities, insurance companies, investment managers, lending institutions, pension fund advisors, private investors, and REITs.
Brad has prepared and reviewed valuation and feasibility studies for ad valorem tax purposes, condemnation, development consulting, estate and trust matters, fair market and ground rent determination, family law, financial reporting, financing, and numerous valuation assignments involving litigation. Experience in litigation matters have included bankruptcy, IRS tax disputes, marriage dissolution, partnership disputes, tax appeals, and diminution in value related to construction defects and environmental contamination. He has worked on valuation assignments in more than 25 states and his background includes the appraisal of all types of commercial and special use properties, with a particular emphasis on development land and projects currently under construction, industrial, market-rate apartments, and mixed-use properties.
In addition to real property valuation, Brad has expertise in capital markets research, investment strategy, market analysis for all major property types, and national and regional economics.
