Our firm is exclusively committed to filing property tax appeals in the Minnesota Tax Court disputing Minnesota commercial property tax assessments. We do not take on any other types of cases.
Our clients are commercial property owners and tenants of all sizes, from Fortune 100 companies to local investors. We typically file property tax appeals for assets assessed between $1,000,000 and $200,000,000. Our clients include REITs, national and international retailers, financial institutions, airlines, railroads, petroleum companies, manufacturing companies, local and regional developers, and family-owned commercial real estate entities.
Because of the depth of our team’s experience and specific real estate market data we have at our fingertips, we do complete our property valuation work in-house, which means we can negotiate the overwhelming majority of our settlements without our clients incurring the expense of an independent appraisal for trial, which may cost upward of $10,000, depending upon the asset class.
We maintain a sensible, objective approach to the cases we file. Each proposed settlement is evaluated in the context of actual market forces to determine whether the offer is favorable for our clients, and whether settlement is more prudent than trial. We are constantly aware of the risks associated with being either “too aggressive” or “too soft” with the assessment jurisdictions and act accordingly in order to ensure the best possible outcome in each case.
Additionally, we are the Minnesota member of the National Property Tax Group, which allows us to serve clients owning property in other states with the assistance of outstanding local property tax attorneys and consultants in all 50 states.
